Book a Consultation.
A focused working session — typically a single 60-minute call — to determine whether your property is best suited for short-term, mid-term, or long-term rental. You leave with a clear written recommendation.
What's included
- Market-fit recommendation. Short / mid / long term — based on demand patterns, regulations, and your goals.
- Top comparables. Three to five real listings in your submarket with occupancy and ADR data.
- Furnishing & set-up budget. A realistic cost to bring the unit to a competitive standard — itemized, not napkin math.
- Prior-year revenue benchmark. What comparable units actually earned over the last twelve months in your market.
- Written final recommendation. A short PDF you can keep — share it with your accountant, your spouse, or your lender.

Property address, recent photos and (if available) a short walkthrough video. That's enough to come prepared. We'll send a one-page intake form when you book.

Design & Staging.
A turnkey design package for new properties — or for tired ones that need to compete on a different level. Photographers and guests will both notice the difference.
Our approach
- Brand-aware, not trend-driven. Each unit gets a defined visual identity that photographs well and ages gracefully.
- Comp-aware budgeting. Every dollar spent is matched against what comparable listings invested — so you over-deliver where it counts.
- Curated, not catalog. No bulk-store packages — each room is a deliberate composition of furniture, textiles, art, and lighting.
- Professional photography included. On the staging package, a full editorial-grade photo shoot is part of the deliverable.
